The Escrow Process
The listing agent opens escrow
Buyer deposits their earnest money
Escrow agent orders and reviews the title report
The title report is a document containing the key legal details and history of a piece of property found during a title search.
Escrow prepares instructions & documents
Home inspection
Inspection of all elements of the home to determine what aspects of the home will need to be fixed before the appraisal.
Request demands for payoff & review documents
Signatures
Buyer and seller sign and return escrow instructions.
Clearing Title
Escrow forwards "Statement of Identity" to the title officer to clear title under general index.
Inspection Negotiations & Repairs
Buyer and seller negotiate what repairs will be handled by the seller and the buyer (credit towards closing costs possible).
Appraisal
An appraisal is an unbiased professional opinion of a home's value and is required whenever a mortgage is involved in buying, refinancing, or selling property.
Escrow and Lender connect
Loan approval is obtained

Escrow holder reviews file to ensure all conditions have been met.

Buyer's final walkthrough
Escrow receives loan documents.

Escrow & Title company review title insurance requirements.

Deed is recorded
Deed filed with the city and the file is closed. Funds are distributed to the seller.
